Asphalt Roofing
Asphalt shingles come in 3-tab and architectural (dimensional) styles. Here's the honest tradeoff.

Where asphalt shingles make the most sense
Warranty coverage
Most manufacturers offer limited lifetime (marketing term) warranties on materials, typically prorating coverage after year 10. Contractor workmanship warranties usually run 5–10 years. GAF Certified Plus and Master Elite contractors like Heart Roofing can register upgraded System Plus or Golden Pledge coverage that includes workmanship.
Cost range
Expect $4.50–$7.50 per installed square foot for standard 3-tab shingles, and $6–$9+ for architectural/dimensional shingles, depending on tear-off complexity, decking repairs, and roof pitch.
Metal Roofing
Panel style, gauge, and coating all affect performance — here's the general picture.

Where metal roofing earns its cost
Warranty coverage
Finish (paint) warranties typically run 30–50 years against fading and chalking, with substrate/perforation warranties often 30–45 years. Contractor workmanship warranties are usually 2–10 years — ask what's covered separately from the panel itself.
Cost range
Installed pricing generally runs $9–$16+ per square foot depending on panel profile, with corrugated/exposed-fastener panels at the lower end and standing seam at the higher end.
Tile Roofing
Tile is one of the longest-lasting roofing materials available — with real tradeoffs in weight and repair cost.
- Among the longest lifespans of any roofing material
- Excellent resistance to fire, rot, and insects
- Performs well in hot, humid, or arid climates
- Distinctive, high-end architectural look
- Minimal material maintenance over decades
- Heavy — often requires a structural assessment first
- Individual tiles can crack under foot traffic or impact
- Higher installation cost and longer install time
- Limited to certain roof pitches
- Repairs need matching tile, which can be hard to source for older roofs
Where tile roofing is the right call
Warranty coverage
Manufacturers commonly warranty the tile itself for 50 years to lifetime against material defects. The underlayment beneath the tile, however, typically carries a shorter 10–30 year warranty and often wears out before the tile does — that underlayment life is usually the real limiting factor on a tile roof.
Cost range
Installed costs generally run $12–$25+ per square foot depending on clay vs. concrete, profile, and whether structural reinforcement is needed.
GAF Warranties, Explained
GAF's warranty tiers depend on how many GAF components are installed and who installs them.
- Stronger, more transparent coverage than most manufacturers
- System Plus and Golden Pledge cover workmanship, not just materials
- Golden Pledge coverage is transferable, which can help resale value
- Non-prorated options available on upper tiers
- Backed by one of the most recognized names in roofing
- Top-tier coverage requires a Certified or Master Elite contractor
- Registration paperwork and deadlines must be filed correctly
- Coverage can be voided by improper ventilation or other trades’ work
- Requires 3+ qualifying GAF components on the roof system
Who should care about warranty tier
Warranty coverage
Standard shingle-only warranty is included automatically and is prorated after roughly 10 years. System Plus requires 3+ qualifying GAF components installed by a GAF-Certified contractor and gives non-prorated material coverage for 50 years. Golden Pledge is GAF’s top tier, available only through Master Elite contractors, and adds 25 years of workmanship coverage on top of material coverage.
Cost range
Upgrading warranty tiers adds little to no material cost since it's based on which GAF products are installed together, not extra product spend. Factory registration fees for enhanced tiers typically run in the $150–$450 range, paid once at installation.
What Is a GAF Certified Plus Contractor?
Certified Plus sits above GAF's base Certified tier, below Master Elite — each unlocks different warranty options.
- Verified proof of insurance and applicable licensing
- Ongoing GAF product and installation training
- Unlocks eligibility for GAF System Plus warranty coverage
- Adds a layer of accountability backed by GAF
- Signals sales and service track record to GAF
- Not the same as Master Elite — Golden Pledge warranty still requires that top tier
- Certification requirements can change year to year
- A badge alone doesn’t replace checking local reviews and references
When certification should factor into your decision
Warranty coverage
Certified Plus contractors meet GAF’s requirements for insurance, licensing (where applicable), and training, and are authorized to register GAF System Plus warranties for their customers. Master Elite — GAF’s top tier, reserved for the top tier of contractors nationwide — is required for the Golden Pledge warranty specifically.
Cost range
There's no added cost to you for working with a Certified Plus contractor — it's a credential the contractor earns and maintains, not a homeowner fee.
Flat Roofing
Flat and low-slope roofing use membrane systems instead of shingles or panels.
- Purpose-built for low-slope and no-slope structures
- Creates usable rooftop space for decks or HVAC equipment
- Cost-effective per square foot to install
- Reflective TPO membranes help with energy efficiency
- Well suited to modern, minimalist architecture
- Shorter lifespan than pitched roofing materials
- More prone to ponding water if drainage isn’t designed correctly
- Seams are the most common failure point
- Needs more frequent inspection than steep-slope roofing
Where flat/low-slope roofing fits
Warranty coverage
Membrane warranties vary by material: EPDM often runs 20–30 years, TPO 15–25 years (up to 30 on premium products), and modified bitumen 15–20 years. Contractor workmanship warranties on flat roofing are typically 2–10 years — ask specifically how seams and flashing details are covered.
Cost range
Installed costs generally run $5–$13 per square foot depending on membrane type, insulation, and drainage work required.
Standing Seam Metal
Standing seam panels interlock with concealed fasteners — here's why that matters.
- Concealed fasteners mean no exposed screws to fail over time
- Superior weather-tightness versus exposed-fastener panels
- Clean, modern aesthetic
- Excellent substrate for solar panel mounting
- Among the longest lifespans available in roofing

Where standing seam earns the premium
Warranty coverage
Finish (paint) warranties typically run 30–45 years against fading and chalking. Substrate warranties covering perforation are often non-prorated for 25–45 years. Contractor workmanship coverage is usually separate — typically 5–10 years — and worth confirming before signing.

Installed pricing generally runs $12–$20+ per square foot, reflecting both the material and the specialized labor required for proper seam crimping and detailing.
Designer Shingles
Designer (or 'luxury') shingles are thicker, heavier, and styled to mimic premium materials.

- Thicker and heavier than standard shingles for better wind/impact resistance
- Wide premium color and texture palette
- Strong curb appeal boost and resale value
- Often eligible for enhanced GAF warranty coverage

Where designer shingles make sense
Warranty coverage
Most designer shingle lines carry the same limited lifetime material warranty structure as standard architectural shingles, and are eligible for GAF’s System Plus or Golden Pledge coverage when installed by a Certified or Master Elite contractor.
Cost range
Installed costs generally run $6.50–$12 per square foot, roughly 20–40% above standard architectural shingles depending on the specific product line.
